Full Management

  • Regular inspection

  • Undertake PAT testing and Legionella Risk Assessments on an ongoing basis

  • Arrange statutory gas & electric tests and annual servicing of heating system

  • Notify council tax & utilities when a tenant moves out

  • Issue relevant statutory notices at end of tenancy

  • Pre-move out inspection to advise tenants of work required to ensure the release of their deposit

  • Move-out inspection

  • Instruction of end of tenancy remedial work & cleaning if required

Fee: 15% of monthly rent

Tenancy Health Check

  • Check an existing tenancy to ensure compliance with all letting regulations

  • Ensure adherence to Tolerable Standard & Repairing Standard

  • Make sure adequate fire & carbon monoxide detection is in place

  • Carry out Legionnaire’s Disease risk assessment & EPC when required

  • Ensure deposit has been correctly lodged

  • Check that the tenancy agreement, associated documents & inventory have all been issued correctly

Tenant finder

  • Appraisal of rental potential

  • Check the property is compliant with Tolerable Standard, Repairing Standard and Letting Regulations

  • Legionella Risk Assessment

  • PAT testing

  • Photos & online marketing of the property

  • Accompanied viewings

  • Tenant vetting including references & financial checks

  • Inventory & photographic record of condition

  • Tenancy agreement & associated documentation

  • Collect & lodge the deposit with SafeDeposit Scotland

  • Notify Council Tax office of change of tenancy

  • Arrange a standing order from tenant to landlord for rent
